Still in the collective memory of many is the smell of roasted coffee that greeted you as you drove past here. Coffee giant Douwe Egberts's production halls and offices were located here for almost 35 years. The plant closed in January 2017. Global Estate Group bought the 6.5-hectare site in May 2018 with the aim of redeveloping it into a modern, sustainable and multifunctional business estate named Hi!
Instead of demolishing the old buildings, we opted for a reconversion. We are using as many existing structures and materials as possible and giving them a new lease on life, but some things must be dismantled. The site used to be one big concrete slab, so we must soften the site and make it greener. Sustainable mobility is also a key focus of the master plan. The site will include a fast-charging station for electric vehicles and a bike path that connects the bicycle highway along the A12 with the cycling routes to Grimbergen and Brussels.
The Hi! site, formerly used by a single company, will be a multifunctional spot where numerous productive, creative and recreational activities converge. The master plan's ambition is to make Hi! an inclusive location that bustles even outside office hours so that the available space and facilities are used to their full potential.
